A Strong Jump in Sales
New single-family home sales in August hit a seasonally-adjusted annual rate of 800,000. That’s a significant leap:
Up 20.5% from July 2025
Up 15.4% from August 2024
What’s Happening with Inventory?
The number of new houses for sale at the end of August was 490,000, a slight dip from July. This translates to a 7.4-month supply at the current sales rate. This is a positive sign for the market, as it’s a drop from both the month before (9.0 months) and the same time last year (8.2 months). Lower supply often indicates stronger demand.
Prices on the Rise
Both median and average prices for new homes saw an increase. The median sales price was $413,500, while the average sales price reached $534,100.
The median price is up 4.7% from July and 1.9% from a year ago.
The average price jumped 11.7% from July and a significant 12.3% from August 2024.
